Community Spot Light -
 
·        New Lakeview HOA Web site – This is big news so we thought we would put it in the spot light for special recognition. The “new” Lakeview Ranch Website is up and running. It’s still in the infancy stage, but a big improvement from our old site and a cost savings. The website address is the same, but the content and format is much different. This new website is based on current technologies and is expandable as far as we want to take it. www.lakeviewranchhoa.com
 
 
Community Events and Activities
 
·        Community HOA Meeting – Our next community HOA meeting is scheduled for Tuesday, September 7th, 2010 at 7:00pm at the clubhouse. 
 
·        Lakeview Ranch Community Cookout and Festival – There have been several residents talking about having another community event. The tentative date is September 25th, 2010 from 4:00pm – 7:00pm. There are many ideas floating around discussing the activities, food and entertainment. If you enjoy planning parties and would like to be involved, send an email to the BOD or attend the next party planning meeting on Sept. 1st, 2010 at 6:30pm at the clubhouse. 
 
·        Fall Community Garage Sale – We are having another community garage sale on October 16th, 2010. The rain date is the following weekend if needed.   If you want your address posted in the Denton Record Chronicle ad, send an email to the Board at the email address: LakeviewRanchBOD@lakeviewranchhoa.com
 
 
2010 HOA Improvements Status– The HOA board is continuing to improve and maintain our community. We have added a few additional projects along with closing several completed projects. The bulk of the small repairs are completed by board members and/or the clubhouse manager because the outside costs for these minor repairs are not worth the service call of a repair person. We do this to reduce our HOA costs and to prevent the need to raise our annual dues. If anyone in the community has more tools than they have available projects, we can always use help maintaining our community property. 
 
·        Website Enhancement – The new website is up and running. The new site has more features and functionality and will continue to improve as we further expand its capabilities. We are still looking for an electronic copy of the 4th amendment for the new website. This final document will get the new website current with all rules changes currently in place in our community. We also have a few ACC documents that need updated on the new site and we are working with the ACC to get these updated. Please check out the new website, it looks great. www.lakeviewranchhoa.com
 
·        Front Entry Lighting – The City of Denton has completed the 35’ light pole installation. The new pole was installed without damaging any of our center landscaping which we were very happy to see. The entry can now be seen from both directions on Hwy 380 and really lights up the front entry. The City is having an issue getting the meter installed on the East side due to power limits of some type but the board is still working with them to get this completed. Our goal is to have the same lighting on both entry walls. 
 
·        General Clubhouse Maintenance
 
o   Sound Improvements – We are looking into ways to reduce the echo in the clubhouse while having meetings. The primary issue is the hard surface floors and bare walls in the main meeting area. We are looking at the possibility of adding curtains to the windows and other treatments to improve the sound quality of our meetings. This will not be a quick fix, but something we’ll work to improve with several improvements. 
 
o   Entry doors – We are losing cold air thru the door seals in the clubhouse entry doors. At some point, we will most likely replace the entry doors on the clubhouse but for the time being, we plan to add additional weather striping to correct this problem. 
 
o   Coke Machine – The winning bidder on the Coke machine has paid the HOA and removed the machine from the pool area.
 
o   Pool Gates adjustments – We had one pool gate that lost its adjustment over the summer and has been corrected. 
 
·        General Entry Maintenance
 
o   Post Caps - We need approximately 100 post caps to replace all of the missing post caps from Hwy 380 entry to the arch. The cost is $1.20 each plus the adhesive cost. This expense has been approved by the board and the materials will be ordered. We will most likely hire someone to install the caps unless someone in the community would like to volunteer for this project. Volunteers are always welcomed and appreciated. 
 
o   West Wall Repair – We had part of our decorative horse on the West wall lose its foot. The foot has been found and will be re-installed on the wall by one of the lucky board members or resident volunteer. 
 
·        Street Light Pole – We have a light pole near Rodeo and Oak Creekthat seems to be leaning and in need of some repair. The Board is contacting the City of Denton to get this repaired. 
 
·        Pool Security System – We are looking at ways to improve our pool and outside bathroom security. There are several items being discussed like installing new gates, new push-button locks and the electronic card reader system. The card reader would be the most secure but the price tag for the system is beyond our 2010 budget. We would like to have some type of pool gate improvement in place before the pool opens next year.
 
 
HOA Expenses for May 2010 – The first section of cost are the normal monthly expenses. The second section is the cost for recent HOA improvements.

August  Expense Summary Statement from Vision Mgmt – The association is currently under budget for the year in the amount of $5,075.33.  
 
 
Neighborhood Watch
 
·        If you see an accident happen or any suspicious activity in our neighborhood, please take down the tag number, if you can do this safely and notify the Police. 
 
 
Architectural Control Committee – The ACC is here to review and approve any construction projects in our neighborhood and to monitor our neighborhood’s compliance to the CCR’s. If you have any questions or suggestions, please refer to the CCR’s document on our website or contact the ACC at the following new email address:
