2011 HOA Updates & Info:
- HOA Quarterly Community Meeting – Please note our next meeting will be held on August 10th at 7pm at the Clubhouse.
- Fall Festival Reminder – The 7th annual Fall Festival will be held on October 29, 2011 in the Stallion Court cul-de-sac. Fall Festival Organizers:Linda Tkacs, Melissa Pelzel, Kay Pace, Jennifer Grellhesl, Kris Cooper.
2011 HOA Improvements Status The HOA board is continuing to improve and maintain our community. As with any HOA Community, we continue to grow both in size and age, if you notice anything that needs repair or inspection please notify either the HOA Board or Shanea Grisby with Vision Communities as soon as possible. Also, if anyone in the community has more tools and time than they have available projects, we can always use help with minor maintenance within our community.
General Maintenance and Improvements –
o Emergency Phone installed at Clubhouse Pool – A new emergency phone was installed on the outside fence next to south gate entrance of the pool. This is an automated single push-button phone that will automatically call a security service in case of an emergency. Please note that it is installed on the outside fence in case a passer-by notices an emergency inside the pool area and needs to make an emergency call.
o Clubhouse Pool Improvements :
o We had the clubhouse pool backwash line connected to the sewer line to comply with City of Denton code.
o Installed new “No Trespassing” signage on the pool gates.
o Pool Mastic – working to repair/replace the mastic around the pool.
o Pool Gate Repairs – The pool gates continue to be a problem with not closing or locking properly and the gate posts are starting to come loose at their base. We are looking into securing the gate posts, installing guards around the inside knobs (to prevent anyone from opening the gate from the outside) and also changing the locks to make the pool more secure for HOA members.
o Front Lighting Improvements – Added extra lights behind entry wall, replaced the automatic light sensor on the West side of the entrance and replaced the bulbs on entrance lights.
General Maintenance and Improvements (Cont’d) :
o Clubhouse:
o A/C Repair - Repaired freon leak on north side unit.
o Clubhouse Interior Painting – Due to cracking and chipping on the interior walls and ceiling in the clubhouse, we are looking at a much needed repair of the cracks & chips and repainting the interior walls of the clubhouse.
o New Thermostats – Installed new thermostats to control heating/cooling at a more consistent temperature and prevent any future issues with cracking/paint issues.
HOA Expenses for 1st Qtr 2011 – The first section of cost are the normal monthly expenses. The second section is non-monthly expenses for HOA.

June 2011 Expense Summary Statement from Vision Mgmt – The association is currently under budget for the year in the amount of $5,440.47.
Neighborhood Watch
· If you see an accident happen or any suspicious activity in our neighborhood, please take down the tag number, if you can do this safely, and then notify the Police.
Architectural Control Committee & CCR’s – The Board of Directors and Vision are here to review and approve any construction projects in our neighborhood and to monitor our neighborhood’s compliance to the CCR’s.
